According to Utah Code Section 78B-6-802, if you are a month to month tenant in Utah, your landlord must provide you with notice of the termination of the tenancy at least 15 days before the end of the periodic month. For example, if your rental period begins and ends on the 10th each month, your landlord must provide you with written notice at least 15 days prior to the 10th. If the tenant refuses to leave the residence, the landlord may initiate eviction procedures. If there is no stated term of the lease, a month to month tenancy will be assumed.
